Here are a few pictures of where we’re at. Capital Floors came in and layed new oak hardwood over top of the old patchy hardwood (some areas ie. the kitchen had old linoleum). Our walls are also primed and ready to paint. We finally are starting to get a real sense of what the end product will be like and are quite happy with the choices that we’ve made. The space is flooded with light during the day which I love and we haven’t even installed the french doors yet.
Before they can sand and stain the floors, the plumbers need to re-install the radiators. We had to relocate some of the rads and since the space is open are able to get away with less than the original space had. We will have five in total: 2 large rads under the livingroom and diningroom windows, one in the kitchen, one against the center post and one next to the front door. We need to find a new rad for the kitchen because the old one doesn’t fit properly. Our plumber is going to first try the scrap yard to see if he can find one that matches our others. If not, there a few second hand places in the city where you can find them.

Hi Kirk and Anke. I’ve enjoyed following your projects, which is why I linked to it. Today’s pictures are BEAUTIFUL!!! What a transformation! I’ll keep watching, too!

Thanks Wendy. It’s so nice to see progress happening. Makes all the bumps in the road seem worthwhile ie. waking up to frozen pipes this morning!

Hi Anke!
I have a question for you, and wasn’t sure whether this would be the best place to post, or whether it should have gone in your “powder room” post. I’m planning a basement and main floor bathroom reno, and wondered whether you had given any thought to in-floor heating (electrical or water).. I’m still weighing the pros and cons of it and wondered if you knew anymore about it? Thanks- LOVE your blog (and house!).

Hi Laura- It’s always great to hear that people out there like our blog! we haven’t worked with in floor heating yet (our main floor powder room is hardwood) but may consider it for our 2nd floor main bathroom (will most likely go with marble flooring). Although we haven’t started that reno yet, I’m busy collecting all sorts of ideas which I will post shortly.
