Expect Unexpected Reno Costs

November 23rd, 2007 · 5 Comments

With any reno you have to expect unexpected costs. Today we found out that the existing footing we were using in the basement to properly support the post and beam on the main floor needed to be dug down deeper. It’ll cost an additional $850 but clearly needs to be done!

It was also confirmed that we do in fact need to have a survey done on our house because none existed with the city. A reno had been done in the 50’s (probably the dilapitated back porch) but was scribbled on to a piece of paper… and that clearly won’t due for putting in the french doors in the back. Cost: $1000.

A friend of ours gave us a bit of advice- when looking to do any reno in your home use the ballpark estimate $150 per sq ft and you should come up with a pretty accurate total cost.

    There’s always something, isn’t there?

    Here’s an excellent resource: http://www.ontariocontractors.com/index.htm

There’s a good chart for estimating different kinds of jobs: http://www.ontariocontractors.com/costs.htm

This website says that the avg basement renovation is between $25,000 and $40,000. I think most basements are between 700 - 1200 sq.ft. That would mean that basement renovations are somewhere in the price range of $30 - $40 per sq.ft:

    Hi Jason

We have removed your link since we don’t accept advertisements within comments.

The above post is meant for estimation purposes only and would not include a basement. That price per square foot would be for floors with high priced items such as kitchens, full bathrooms, windows etc…

So, you mean to say on a 1500 sqft house, it’ll cost $225,000.00? That number seems absurdly high… I can’t see how one would make money on that.
