Final Quotes

I met with Spencer yesterday morning to go over the last of the missing quotes for the masonry work and plumbing that needs to be done as well as review the lighting plan with the electrician. We also re-jigged the windows once again!

Spencer came up with a great idea for our large banks of windows. We have a set of 4 windows in the living room and den as well as a set of 3 windows in the dining room. Rather than make them all casement windows which are expensive, we’ve switched the 2 center for the banks of 4 and the 1 center for the bank of 3 to fixed glass. We brought down the quote from $17,932 to $16,548. Pretty good considering our double french doors and transom for the back of the house is coming in at $3,100….

The Masonry quote came in at $3,850 + gst which includes:

  • Expanding the footing of the center support column (allows us to have just 1 post on the main floor)

  • Brick in our back door opening and re-size the kitchen window (window is currently too low to allow for a counter top)

  • Cut out back wall to accept new french doors and transom

Plumbing quote came in at $5000 + gst which includes:

  • Rough in 2 piece bath on main floor

  • Rough in sink, dishwasher and water for the fridge on main floor

  • Remove existing plubing for 3 piece bath on main floor

  • Relocate radiator pipes in south center wall to joist bays

  • Relocate main floor hall and kitchen radiators

  • Install toilet and vanity in main floor 2 piece bath

  • Install taps in kitchen sink, dishwasher and hook up fridge water line

** to plumb our 2nd floor bathroom which is probably a good idea to do while the ceilings are open is an additional $850 + gst. We want to renovate this bathroom next year so we’ll have to think about the layout. More decisions to make!

    Hi Anke,

    I’ve just discovered your website which is such a comfort as we are about to embard on a reno of an old house of our own and alot of what was daunting is covered in your blog!

    You mention above that you had to resize the kitchen window due to countertops….Could you describe how was this done and what was the approx. cost?

    Hi Genevieve,

    That’s great to hear that some of our information has been useful to you.

    We actually ended up keeping the original window size because our layout changed quite a few times! We did however have our mason brick up the old back door because we installed new french doors in a different location. It’s not a huge job to brick up a window/ portion of it however, it can be costly to bring in a mason if you’ve just got a small job for them to do- the more you can bundle together the better. Your best bet would be to have a mason come and give you a quote on all of your jobs.

    We haven’t posted anymore video walkthroughs but we should. It’s just a matter of cleaning the place up first! That’s a tough task with two small kids. More to come…
