There have been some issues with obtaining our Building Permit which is pushing our time line back. The city requires a survey of our property because putting in the french doors and transom at the back of the house is considered to be making architectural changes to the outside of the house. Spencer has looked into seeing if one already exists- we certainly hope so as if they have to create a new survey it will cost $1000 + gst. If it exists then we pay only $30 for it. It will take 2 days for us to find out.
We had hoped to start with the framing on Monday but it looks like now that will have to wait! Luckily this doesn’t affect the progress of the 2nd and 3rd floors- it just means having to deal with more noise/mess that we had hoped to avoid for this kids sake. We have exactly 2 weeks before move in day.

Hi. I want to start off by saying..Thank You so much for this site. My husband and I are in the process of starting our “reno plans”..it is has been a five year long anticipated wait. We will need a survey, can you please let me know how I can proceed to find out if one exists. Thank You.

If my memory serves me correctly our contractor went to city hall to see if a survey was on file. When we found out that there was not we had to order a new one.

Just wanted to share with you that BE CAREFUL when you talk to the front desk Italian guy at the Bldg Permit Dept. I was there to ask him how to properly obtain a bldg permit as a homeowner (prefer without a BCIN #–$800 for engineer stamp). Once he knew I was a newbie, he asked me a few questions about my address. When I left, I had a funny feeling he entered that info into my address. When I applied for the bldg permit, he made sure I had to obtain a BCIN #, the architect told me you really didn’t need it, but I must have said something to him and he entered it into the database…Avoid the large Italian pervert (~age 30) at the front desk in Toronto City Hall…who wanted my cell # for a date, but I refused….
