Contractors quote for our Main floor

We met with Spencer and Trevor yesterday morning to go through the house and review the quote that they had put together for us. Rather nerve wracking as the main floor is already gutted so we have no option but to proceed! Because we’re in such a crunch for time ie. need certain things to be done on the main floor before we can move into the 2nd and 3rd floors on the 29th like the support beams put in, we’ve had to move forward with things before having all exact costs. If you can, to alleviate the stress, I recommend having all costing in place first!

Their quote came in $23,000 more than anticipated. It was $55,000 rather than the $31,500 we had budgeted. Granted, it included all poplar wood baseboards and trim as well as fees for the engineers drawing and building permit that we hadn’t originally included, but this shouldn’t make up $23,000. We had hoped to salvage the old baseboards and window casings but it wasn’t possible.

Here is what we’re getting for $55,000:

  • casement windows and french doors with transom (we’ve chosen the exact styles which I will post next)

  • all framing of walls, bathroom and hall closet, insulation, vapour barrier, drywall, 3 coats of drywall compound and primer coat

  • a LVL beam to replace the load baring wall. Beam will be supported by a post on each exterior wall and one in the middle of the beam.

  • floor joists at the front of the house will be sistered up with 2″ x 10″ to extend the tails over the new beam

  • 3 interior doors/ hardware for the powder room, front closet and basement (styles still need to be confirmed)

  • 9 1/4″ colonial paint frade polar baseboards. Casing for all windows and doors. (all styles still need to be confirmed)

  • all engineering and drawing fees as well as building permits

What we still need quotes for is the following:

  • Electrical for the house

  • Plumbing

  • movement of radiators

  • refinishing of hardwood floors/ laying where needed

  • painting

We hope to receive more of these missing quotes today to see where we net out at….
