Follow up meeting with Dennis Contracting

Spencer and Trevor came by this morning to touch base. We discussed what needs to be done to the house as soon as we take posession on Nov.1st and which trades people need to be lined up for things to be ready for us to move into the 2nd and 3rd floors on November.30th. We will only have access to the main floor and basement since it looks like the current tenant will not be moving out until Nov.7th. Here’s what the time line is looking like sofar:

2nd Walk Through of the House (still working on when we can get in again, hopefully Monday next week):

  • Take accurate measurements of the entire main floor so that drawings can be made and submitted to City Hall for a Building permit

  • Take accurate measurements of all windows/ doors so that order can be placed

Nov.1st:

  • Asbestos removal of the downstairs pipes (the thought of it in my house still unnerves me!)

  • The demo begins! Kirk has lined up 6 or 7 friends to partake in the demolition of the main floor. All of the lathe and plaster has to come out including the interior walls, ceiling, the kitchen and the bathroom. All carpeting needs to be removed as well. We estimate it will fill approximately 4 bins and take 2 or 3 days.

  • call Habitat for Humanity to pick up the appliances and bathroom fixtures if they’d like.

  • Once demo is complete our Contractor can come in to start framing all of the walls and install the support beam.

  • Next comes the Electrician to start re-wiring. We’ll also need to put together the lighting plan for the first floor ie. where we’d like potlights and light fixtures to go.

  • Altima Kitchens will need to come in to take their own measurements of the space before ordering cabinetry.

After Nov.7th once we have access to the 2nd and 3rd floors:

  • Re-wiring to continue on the 2nd and 3rd floors

  • Someone to come in and measure the 2nd floor staircase and 3rd floor bedrooms for broadloom and determine what colour/ style we want to go with. It can take a few weeks to order in so we need to allow for that time. It can be installed right before we move in.

  • Plumbing on the main floor needs to be roughed in

  • Broadloom on 2nd and 3rd floors needs removing and floors to be re-finished

  • Walls on 2nd and 3rd floors need to be patched (from re-wiring) and painted

  • Windows on the 2nd and 3rd floors need to be installed

What I need to do:

  • Confirm appliances that we will be ordering for the Kitchen

  • choose carpeting/ company for installation

  • determine lighting fixtures for the main floor ie. what type of lighting over the island, in the front hall and over the dining room table so that electrical is roughed in.
